Why Rio and why now?

Lack of Investors

The high interest rates in Brazil (currently 15% ) have driven out investors from the market. Why would one invest in Property development, which is higher risk, when you can stick your money in a bank and earn 15% a year?

High rental Yields

Rental yields on Airbnb-style apartments, aparthotels are between 15%-20% on Capital Invested. This is extremely high compared to Europe where currently the yields compared to capital outlays is betwen 3%-7%

High Capital growth

Brazil is the strongest economy in brazil. The property market, especially in strategic locations, is going through a boom. The lack of investors creates a huge opportunity to back projects at an early stage and achieve large capital gains of 50-80% over the life of the project.

Investment Strategy

We have three core fundamentals to making investments.

  1. Unique projects. We are not simply interested in just looking at pure numbers and making a quick buck. We back high-quality projects which will stand the test of time.

  2. Equity Financing - We believe that backing projects with equity and hard cash rather than debt is the best long-term strategy to stay liquid and reduce risks of market turmoil. Our projects are not impacted by short-term boom and bust cycles ,unlike most developers

  3. Multifaceted Business plan - We have multiple exit strategies on our investments. These include running the property to earn high rental income and keep accruing capital gains. Sell whole or some of the apartments to recoup capital. Sell the whole building or apartments individually to make an early exit. This allows us maximum flexibility and adapt to market changes.

Project funding Structure

Family feel

We work only with a few key investors, focusing on transparency and openness. We put our own equity in the project as this is a partnership.

SPV & Securitization

Larger projects a Luxembourg SPV compartment is created to receive and protect Investor funds. The funds are only invested in the specified underlying project. with an independent SPV manager.

Local Entity

A local Brazilian entity is created below the SPV and securitisation vehicle which holds the assets and conducts the day-to-day operations and project implementation.
